Whether the contents of a small terraced house or a large country estate, one of our experienced and SOFAA approved valuers will be able to assist you with any probate enquiries. 

We are able to provide a typed inventory and valuation report, normally within seven days of a visit to the property and often quicker.

You can expect the following actions with one of our Auctioneum valuers when at your property

• Visit your property and list all items in specific details with a value in excess of £200.
• Make note and detail any items below this level but still of saleable value in auction that can be sold at an Auctioneum location.
• Produce a detailed valuation report according to section 160 of the 1984 Inheritance Act.
• Complete specific photographs of all relevant items for use pre and post grant of probate for executors and beneficiaries.
• If required, items of value, sentimental value or dispute can be taken immediately by our clearance / collection team for safe storage or sale.

Following our initial visit and once grant of probate / permissions granted, properties can be cleared of ALL items (including items for auction and items of no value) and any personal documentation can be retained, handed back to the executors, or destroyed where requested. Clothing and items of little value can be sorted and donated to charity if requested. Any specific bequests can be identified, valued individually and dispersed, All saleable goods not bequeathed can be removed and placed into an appropriate sale.

Probate Documentation 

Following our valuation report, Auctioneum supplies all related documents, including required inventories for lawyers and family members as well as papers and photographs required by HMRC.

By having all these documents  in place makes dealing with any subsequent property division, sales and tax-related requirements far easier giving peace of mind.

Once permissions / grant of probate are in place and on the instructions of solicitor, executor, family / beneficiaries, Auctioneum can collect some or all of the chattels involved in an estate. Auctioneum  provides a complete service from start to finish making the whole process very simple.

• Arrange collection of the saleable items in an estate to ensure their inclusion in an appropriate specialist or general sale/auction of ours
• Give advise on reserves if needed and required.
• Provide rapid settlement of account to the required client accounts as given.
